The primary focus when you think about removing ice dams from your roof should be “how do you remove ice dams from a roof without damaging the roof.” However, many people who need ice dam removal are in a panic because their roof is leaking, and they want the leak stopped quickly. While this is important, it’s more important to stop the leak and remove the ice dam without damaging the roof.
Our low pressure (100 psi) high temperature (290–300-degree F) steam is the preferred way to remove ice dams from all roof systems with zero damage. This method is preferred by experienced roofers like us, insurance companies and knowledgeable property owners. It’s important to avoid smashing or pounding on the ice, chipping the ice, or hiring a company with a hot pressure washer claiming to use a steamer. A low psi steamer should have an open gun without a trigger to ensure a consistent gentle temperature.
All of our steamers have open guns (do not have triggers) and are equip with two gauges for transparency. One gauge showing our safe low pressure of 100 psi. The other gauge showing our high temperature of 290–300-degree Fahrenheit. Our pressure and temperature stay the same throughout the entire process ensuring speed and gentleness.
To save you money and for safety, we send two guys to each jobsite not just one. Teams of two people is our standard practice for all residential jobs. Our goal is to identify the reasons why the ice dams formed. With a combination of thermal imaging and visual inspection we look for hot spots on the roof and cold spots inside.
This technique will show us the areas of concern. We then discuss with you our recommendations to prevent future ice dams on your property. We understand how ice dams are formed, and we also understand building science and current building codes which help prevent ice dams.
We can assist you in ice dam prevention by suggesting building modifications such as improving insulation R-values, improving roof ventilation, modifying roof vents and more. Thermal imaging is helpful to customers who want to find leaks, locate moisture, prevent mold and eliminate ice dams for good. Our thermal image cameras can see what human eyes cannot. Thermal imaging helps locate invisible moisture in walls, ceilings, floors etc.
We thermal image the interior and exterior of buildings and we often find leaking areas unknown to anyone. These areas indicate the importance of prompt service to prevent the leaks getting worse. We can send this info to your insurance company suggesting they cover the cost of our service.
Often times an insurance company will pay for our services after we send them our thermal imaging report. The insurance company must weigh the cost of covering vs not covering our steam ice dam removal service. Most times they find it’s cheaper to steam the ice dams than to deal with expensive remodel projects.
